Executive Brief

Chief Financial Officer
American Hotel Income Properties REIT

February 2021

Essence of the Opportunity

Listed on the TSX (TSX:HOT.UN), American Hotel Income Properties REIT (AHIP) is a well-capitalized limited partnership formed in 2013 to invest in hospitality properties in the United States. The Company is headquartered in Vancouver, Canada. Today, the company owns 78 premium-branded, select service hotels, operating under brands affiliated with Marriott, Hilton, IHG and Choice Hotels in larger secondary markets with diverse and stable demand generators.

AHIP is entering an exciting time in its history as it embarks on a renewed growth strategy. The company recently appointed a new CEO and attracted strategic capital from two highly regarded institutional investors, BentallGreenOak and Highgate Hospitality. This investment demonstrates the strength of AHIP's portfolio and asset management platform and highlights that two leading institutional investors, with significant experience in real estate and hospitality investing, recognize the value and growth potential of AHIP.

While the pandemic has had a severe impact on the hospitality industry, AHIP has consistently outperformed its competitors due to the strength of its hotel portfolio and investment strategy. With a strong balance sheet, experienced management team, diversified portfolio, and established operating platform, the company is well positioned for a robust recovery as lodging fundamentals recover over the next few years.

AHIP is now seeking a new CFO to partner with the CEO in charting the path for growth and ensuring that the organization is delivering and maximizing shareholder value. The CFO will be accountable for all aspects of the finance function but with a strong accounting team in place, the focus for the CFO will be on the corporate finance and capital markets functions. Key priorities include: supporting the CEO in communicating the story and strength of AHIP to the public markets; leading equity and debt financing to support the growth of the company; optimizing AHIP’s capital structure to deliver value to shareholders; supporting M&A activity; ensuring value added reporting and analysis; and providing leadership and mentorship to the finance team.

The ideal candidate is a progressive, business-oriented CFO/SVP/VP Finance with very strong corporate finance and capital markets experience and expertise. They will understand how to source, structure, and negotiate complex financing arrangements and how to build credibility and trust with analysts and sophisticated institutional investors. Specific REIT, public company, M&A and cross-border experience will be a significant asset. Leading a small team, the CFO must be an inspirational leader and possess the business savvy, strategic thinking, and analytical skills to contribute to the overall leadership of the company.

This is a rare opportunity to join an organization with a strong foundation, but currently at an inflection point. The CFO will play a significant role in executing on an aggressive growth plan to build a world-class investment and asset management company.
